Roofing Estimate
A
roofing estimate assures you know in detail what will be involved in replacing your roof or fixing it. A reputable roofing contractor will always – always come to your home and inspect your roof first. We appreciate that you may get more than one estimate. The bids from honest contractors should be very similar. A significantly lower estimate than another can be a warning sign that the company or the workmanship is not first-rate.
Your roofing estimate will be honest, accurate and thoroughly explained

Top five questions the inspector – the estimator – will answer to determine a fair estimate
- How many shingles or tiles will have to be taken off?
- What condition is the decking underneath? Might it need to be replaced?
- Is there any damage to the decking that will need repair? To insulation? To sheetrock?
- Is there water damage or other damage around chimneys, turbines, vents, skylights, or other structures? (Most often caused when the sheet metal flashing is compromised).
- How large is the roof being replaced or the area being repaired? The contractor will measure the roof.
The materials portion of a roofing estimate
The contractor will discuss his findings and measurements with you, including how this impacts the cost of the materials which will be part of the detailed estimate; this involves roofing material, decking, flashing, and even nails and tarpaper (also called roofing felt). Because we are a factory-authorized installer, we have access to manufacturer options that can meet your budget.
The labor factor in a roofing estimate
- “Tear off” is an industry term for the labor costs of removing your old roof or the portion needing repair.
- The time needed to felt, or tarpaper the new roof will be factored in.
- If decking or wood trim edges of the roof need to be replaced, you will get an estimate of the labor for this step.
- Chimney or other structural repair and masonry work will cost extra.
- Finally, the labor for the re-shingling itself will be calculated into the roofing estimate.
- Time for cleanup will be a factor.
Industry advice
The National Roofing Contractors Association (NRCA) offers these guidelines for getting a roofing estimate.
- Check for a business license. [Our firm is properly licensed]
- Ask for proof of insurance [We are fully insured]. You avoid lawsuits involving uninsured roofing contractors. Also, if a contractor is not properly insured, you may be liable for accidents that occur on your property.
- Make sure the contractor is financially stable. [Our family has been roofing contractors, noted for providing an accurate roofing estimate for two generations]
- Look for a proven track record; client references and a list of completed projects [See our website for a photo display of our beautiful projects]
- Ask about manufacturer authorizations. A major roofing manufacturer designates factory-authorized installers when the contractor’s workmanship and expertise contribute to the expected life of the roof. [Proudly provided to you]
- Check to see if the contractor is a member of any regional or national industry associations. Being a member of industry associations demonstrates a commitment to professionalism. [Our affiliations include the San Diego Roofing Contractors Association, The Tile Roofing Institute, and accreditation by the Better Business Bureau]
Warranties
Because our firm is confident of its honesty and integrity, we offer a workmanship warranty; if your roof replacement or repair leaks, we fix it. In addition, ask about manufacturer warranties on materials.
