A roofing estimate assures you know in detail what will be involved in replacing your roof or fixing it. A reputable roofing contractor will always – always come to your home and inspect your roof first. We appreciate that you may get more than one estimate. The bids from honest contractors should be very similar. A significantly lower estimate than another can be a warning sign that the company or the workmanship is not first-rate.

Top five questions the inspector – the estimator – will answer to determine a fair estimate

  1. How many shingles or tiles will have to be taken off?
  2. What condition is the decking underneath? Might it need to be replaced?
  3. Is there any damage to the decking that will need repair? To insulation? To sheetrock?
  4. Is there water damage or other damage around chimneys, turbines, vents, skylights, or other structures? (Most often caused when the sheet metal flashing is compromised).
  5. How large is the roof being replaced or the area being repaired? The contractor will measure the roof.

The materials portion of a roofing estimate

The contractor will discuss his findings and measurements with you, including how this impacts the cost of the materials which will be part of the detailed estimate; this involves roofing material, decking, flashing, and even nails and tarpaper (also called roofing felt). The labor factor in a roofing estimate


  • “Tear off” is an industry term for the labor costs of removing your old roof or the portion needing repair.
  • The time needed to felt, or tarpaper the new roof will be factored in.
  • If decking or wood trim edges of the roof need to be replaced, you will get an estimate of the labor for this step.
  • Chimney or other structural repair and masonry work will cost extra.
  • Finally, the labor for the re-shingling itself will be calculated into the roofing estimate.
  • Time for cleanup will be a factor.

The National Roofing Contractors Association (NRCA) offers these guidelines for getting a roofing estimate.
